Role overview:
Reporting to and supporting the Group Property Manager (North), the postholder will be a member
of the Property Team actively assisting with the maintenance and development of the Company’s
Residential Care Homes, schools and ancillary property stock. The Postholder will be required to
proactively manage their own workload and oversee the best use of external services as required, to
deliver both a pro-active and responsive service.
Formal qualifications:
Alongside the expected levels of demonstrable experience in the key elements of the role, the post
holder would be expected to be educated to a GCSE (or equivalent) level. Trade specific
qualifications are desirable but not essential if suitable time-served experience is held. A class B
manual driving licence is required.
Key Responsibilities:
- This role shall be based from the Breagha House, Hayton with a remit/additional satellite
properties included and be deemed the “Lincs North West” sub-region. Supporting other
regions as required (with transport provided) will apply.
- Assist the Group Property Manager (North) with the development and delivery of an efficient
and effective planned and proactive property maintenance service.
- Assist the Group Property Manager (North) in ensuring that efficient and effective
arrangements are in place to deal with any unplanned or emergency works required,
- Assist the Group Property Manager (North) in ensuring that suitable arrangements are in
place to effectively and safely manage all aspects of relevant property maintenance works
undertaken by any external contractors.
- Assist the Group Property Manager (North) in completing and recording relevant auditory
processes associated with the role. Reporting/resolving any faults and/or hazards in a timely
fashion.
- Assist the Group Property Manager (North) in liaising with the Care Home/School Managers
regarding planned and reactionary works.
- Assist the Group Property Manager (North) in works scheduling, with both internal and
external labour resources; procuring materials, equipment and plant when required; all in
accordance with Company Policy
- Implement a working knowledge of relevant industry Health and Safety Regulations in order
to work to Safe Systems of Work including - Risk Assessments, Method Statements, COSHH
Assessments, Permits to Work et al.
- Organise and supervise the work of relevant team operatives and contractors, ensuring
operatives are competent for the tasks being undertaken and that they are kept aware of
relevant Health and Safety Regulations and company Policies and Procedures.
- Arrange and attend meetings, training courses and follow-up refresher courses as required.
- Record information ensuring it is legible, accurate and complete. Communicate in a manner
that is appropriate and accurate.
- Promote good department housekeeping principles and commercial “workperson-like”
demeanour.
- Recognise and promote that ultimately the residents/pupils and their representative staff
are “The Client.”
The experience I bring:
- Working professionally in a Property Maintenance related capacity or related trade for 5
years
- Working in a supervisory capacity, ideally in a property maintenance capacity, for 3 years;
planning and monitoring the performance of others
- Specifying work for procurement by external contractor – establishing scopes of work,
standard expectations and commercial value.
- Baseline IT skills to include use of email, web browsing, App based defect reporting software
and basic MS office applications
- The ability to work as part of a team and on own initiative; motivating self and others. Working with relevant trade based equipment and tools; including working at height and
outdoors in all seasons as required.
