The Role

We are seeking an experienced Project Manager – Property Services to lead the delivery of property developments and significant capital (CAPEX) projects across our portfolio.

As a Project Manager for Property Services, you will be reporting into Head of Property Services to manage projects from initial concept through to completion and operational handover, taking ownership of programme, risk, cost and quality. This role requires strong collaboration with internal stakeholders and external consultants to ensure projects are compliant, fit for purpose and aligned to the specialist needs of the people we support.

 

Key Responsibilities

  • Lead property development and major CAPEX projects through all project stages
  • Develop project briefs and technical specifications in consultation with stakeholders and external authorities
  • Manage planning, design development and required surveys or specialist reports
  • Oversee the tender process, contractor selection and contract documentation
  • Ensure compliance with CDM Regulations 2015 and all statutory requirements
  • Manage pre-construction and construction phases, including programme, quality and safety oversight
  • Control project costs, variations and risk mitigation measures
  • Liaise with Building Control, Fire Officers and other regulators to achieve approvals and certification
  • Oversee practical completion, snagging and handover to operational teams
  • Provide regular progress and risk reports to the Head of Property Services
  • Support Regional Property Managers on significant works where required

 

About You

You are a confident and experienced property or construction professional who can take ownership of complex projects and build strong working relationships.

You will have:

  • 10+ years’ experience in property project management, construction or a related field
  • Experience delivering building construction, refurbishment, M&E installations and/or civil works
  • A strong track record in appointing and managing consultants and contractors
  • The ability to work independently while collaborating effectively with internal and external stakeholders

Desirable Experience, Qualifications &Professional Membership:

  • Experience in property and estates within the care or specialist education sector
  • Educated to degree level
  • Formal qualifications in one or more of the following:
    Project Management, Quantity Surveying, Building Surveying, Construction, Safety & Compliance
  • RICS - Royal institute of Chartered Surveyors
  • APM - Association of Project Managers
